A Domestic Energy Performance Certificate (EPC) is a legal document required when a property is sold, rented, or built in the UK. Mandatory in England in Wales since 2008, it shows how energy efficient a home is and how much carbon dioxide it produces; helping owners, tenants, and buyers understand running costs and environmental impact.
An EPC rates a property’s energy efficiency on a scale from A (most efficient) to G (least efficient). The UK average typically sits around D–E. The rating makes it easy to compare the energy performance of different homes.
Once issued, an EPC is valid for 10 years and is stored on a national register, where it can be accessed by estate agents, landlords, buyers, and tenants.
What happens during an EPC assessment?
To conduct a residential EPC, our assessor must visit the property and have access to all rooms, including the loft where possible.
The assessor will examine key elements that affect energy performance, such as insulation, heating systems, windows, and lighting. They will also take measurements of rooms and photographs to support the official EPC submission. These measurements are for assessment purposes only and do not constitute a marketing floorplan. The visit itself is usually quick and efficient, typically taking around 30 to 60 minutes depending on the size of the property. Once complete, the assessor uses standard government-approved methods to produce your EPC report and register it officially.
